How does the approval process work for leasing a unit?

Occupancy Heroes acts as a facilitator only of the leasing process. The property owner or management company – our client – has full control over the leasing approval process and Occupancy Heroes follows their guidelines.

How does Occupancy Heroes complete a job faster?

Occupancy Heroes focuses solely on leasing and marketing a property until “lease up” time is complete. By collaborating with our client, we remove all obstacles so that our “occupancy hero” can perform. Closing deals is our agent’s number one concern. Also, to keep our heroes motivated, we have a bonus structure that is based on client approval, lease completions and how quick their finalized.

How much do you charge to fill vacancies?

Occupancy Heroes offers competitive rates when filling vacancies. Leases are billed on a per lease basis and generally are considerably less than other leasing firms. The most significant factor in our rates is that Occupancy Heroes is paid only if a lease is executed. In addition, there is a small daily per diem that is required. Do you have to sign up for a “lease up” agreement in order to use the extended services?

Although many of our extended services are complementary with signed leasing agreements, Occupancy Heroes also offers these services a la cart. It’s a part of our “total leasing solution” approach to offer those services that can feature your property the best. For example, finding the right service partner to provide quality ground maintenance and repair work can be challenging not to mention time consuming.
