In the first phase, Occupancy Heroes gathers detailed information about the property, other comparable properties and the current market from the new client/property owner.  We also secretly shop your property to uncover and correct any issues.  Understanding these aspects are pivotal when creating a market strategy and reaching your goals.  Based on this informative report, we then assign the most qualified Occupancy Hero leasing agent to your property.  This sets the stage for our “occupancy heroes” to then evaluation and conduct further research with our standard 48 Hour Study.

48 Hour Study

Our next phase in our process is the 48 hour study.  In order to become more engrossed with the property, the “occupancy hero” assigned to the client then takes a 48 hours tour, escorted by one of our highly seasoned escorts.  The Occupancy Hero leasing agent with help from the escort takes no less than 48 hours to adequately assess a client’s property.  The exchange of information during this onsite evaluation is critical to understanding and overcoming the property’s obstacles and opportunities.  Cooperation and collaboration are paramount during this phase.  We believe a client’s property team has valuable information about how or why a property is underperforming.  Our goal – during this phase – is to evaluate and extract this information and collectively create a strategy that gets results.  In addition, we also catalog community information like local hospitals, shopping centers, major corporations, schools, age and income demographics etc…  The detail reporting is then reviewed to begin the next phases in our process, Marketing and Leasing.

Marketing

Our next and ongoing phase to ensure optimum results is our marketing process.  A good portion of cultivating the marketing strategy comes from the 48 Hour Study.  Our assigned “occupancy hero” assesses the marketing currently in place and then enhances it.  Depending on the final property assessment, our “occupancy hero” will provide marketing recommendations based on your budget to increase occupancy fast.  Effective marketing is never ending and Occupancy Heroes is committed to bringing our clients unique and customized marketing campaigns.  We engage people immediately and generate leads that get people leased up fast.  Overall marketing tactics can include canvassing, event marketing, online and print advertisements, flyers, newsletters and email promotions to our extended Occupancy Hero network.  At this time all marketing strategies are created and submitted for client’s final approval.  And in order to maintain success, all marketing strategies included long term leasing objectives, enabling clients to maximize occupancy, year after year.

The Leasing Process is one of the most critical aspects in our approach and ironically – our most successful one.  And we have the closing rates to prove it.  First, we start with first impressions.  Occupancy Heroes thrives on creating a warm, inviting atmosphere in the property office as well a “home” look and feel in your rental models.   This process sometimes goes hand in hand with our extended services.  Getting the right impression from the onset can launch a property successfully, obtaining faster occupancy results.  Once that is completed, the leasing begins.  From then, our onsite “occupancy hero” agents focus solely on leasing and closing deals.  This allows the client’s existing staff to continue managing the property and also time to catch up on their day-to-day operations.  Our hero agents will oversee all prospects i.e. online inquires, walk-ins and field telephone calls, converting them into leases.  Now that’s what makes us heroes!
